Masters Board Meeting
September 12, 2006

The
meeting was called to order at 7 p.m. The previous minutes were approved as
written.
TREASURERŐS
REPORT
The
overall financial condition is on plan with exception of painting costs that have
not allowed us to contribute to the reserve fund.
IRRIGATION
STATUS
Watering
was done twice a day until recently. It has been cut back 25% with watering
occurring every other day.
STUCCO
Gary
Gorham gave Orv the formula for stucco repairs on our homes. The plan is to do
repairs during Saturdays in September. Jerry McNevin has graciously
agreed to head up the repair project.
PAINTING
The
painting project is complete with the exception of the door at the home of Greg
and Karen Harvey. Their new door was not in place when the project was done.
The painters will return to paint their door.
SNOW
AND LAWN SERVICE SITUATION
The
Board discussed the fact there is some dissatisfaction with the current
company, Concierge. We could possible attain someone to just do winter
replacement, or continue Concierge for winter and look for a new service in
March, or hire a new company for everything. As a Board, we plan to gather
information and go look at the quality of work done by other companies. Orv
will also look at previous bids as well as new companies to compare costs with
Concierge.
COMPETITIVE
MONTHLY RATE REVIEW
Orv
and Karen reported on association dues assessed at other townhouse properties.
The rates were compared by location, number of units, whether or not they had a
management company and services included. The finding was that our dues are
very near others of like properties. A side note was that one townhouse
association paid their president and treasure a monthly fee.
FUTURE
BOARD MEETINGS
Meetings
will be held to work on proposed budget for 2007 as well as preparing for the
Annual meeting.

NEW

The
Board will acquire the actual cost of driveway repair.
